Following is a partial listing of the Roof system and components that are observed during the home inspection

Water is accumulating within depressed area below valleys. Arrow points at standing water which can leak through the roof.

An exhaust canopy cover was never installed for this bathroom fan vent. Water intrudes down into the open vent and through the roof.

   

Overlapping shingles are loose and susceptible to wind-damage and water intrusion.

Roof is deficiently sloped for drainage. See the darker stained areas from water accumulating around the skylights.

   

The lead flashing around the top of this plumbing vent pipe has been chewed away by squirrels.  Water will intrude between the pipe and flashing.

An amateurish attempt at repair of a leaking tile roof (roof to chimney wall transition). A haphazard application of roofing cement and expanding spray foam.

   

Flashing is missing from this roof to wall transition.  The bare wood wall frame can be seen when observed up close.

An unintended roof garden. Accumulated debris and vegetation will lead to water intrusion. Such was evident.
